Most landlords do not maximize lease revenue because they do not have accurate square footage figures for their buildings and they often do not include pro-rated common areas which should be included.
DDA has found that there is a 1 to 5% error in most building tabulations, and that error is usually in favor of the tenant.
A 3% error in a 100,000 SF building, at $18 per SF annual rent, means $54,000 in lost rent each year. If rent is based on "Usable" instead of "Rentable" area, the loss may be as much as $270,000 per year for that same building.
DDA uses the Building Owners and Managers Association (BOMA) standard for measuring spaces and pro-rating all common areas. In fact, DDA has written proprietary software based on this standard that is not available anywhere else.
